Opal HealthCare Advances Clayfield Terrace Care Community as Tender Phase Begins

Opal HealthCare’s long-anticipated Clayfield Terrace Care Community in Brisbane has taken a significant step forward, with new tender documents confirming the $50–$100 million development has formally entered the procurement phase.



Set to be built adjacent to Aveo’s established The Clayfield Retirement Village, the new 133-bed aged care home represents the next stage of Opal HealthCare’s strategy to expand co-located care and retirement living precincts across Australia.


The project, which has been in planning since at least 2021, is designed to deliver an “exceptional building” that supports social connection, meaningful engagement and high-quality clinical care for older Australians. A spokesperson previously confirmed that Opal expects to commence construction in the coming year.

Tender documents published on the commercial construction platform EstimateOne show the development is now live to market, with subcontractor quotes due by 3 December 2025. Industry sources say this indicates Opal is moving towards appointing a principal contractor, with construction likely to begin after the tender evaluation period.

The Clayfield Terrace Care Community will provide 133 residential aged care places within a purpose-built environment, positioned directly alongside a well-established retirement living community. The co-location model is central to Opal’s broader development pipeline, allowing older Australians to age in place with seamless access to higher levels of care.

Opal HealthCare currently operates 142 aged care homes nationwide and is preparing to open two other major co-located developments:

  • Epping Grand Care Community, a 132-bed home in Sydney’s north-west, set to welcome residents on 1 November; and
  • Croydon Grove Care Community, a newly redeveloped 128-bed home in Melbourne, due to open in February 2026.

The operator has confirmed it continues to assess the impact of recent AN-ACC pricing adjustments on its pipeline, but emphasises that key developments, including Clayfield Terrace, remain underway.

Once completed, the Clayfield project is expected to strengthen Brisbane’s aged care capacity and reinforce the growing trend towards integrated living and care precincts.
