Scaled Back Albion Exchange Development Proposal Relodged

Geon Property has relodged the scaled back plans for Stage One of the $750-million Albion Exchange project.

The fifteen-year Albion Train Station precinct project will redevelop the state-owned 4-hectare property bordered by Mawarra St, and Albion and Hudson Roads in ten stages and will include an upgrade to transport facilities and access to the Albion train station.

Stage One will feature two new multi-level residential buildings with new food and beverage, health and wellbeing, and retail and commercial precinct. A separate application for stages two to 10 has also been lodged before the Council. 

The updated plans for Stage One of the development has been relodged, which scales down the original 30-storeys and 23-storeys with 333 units to 20-storeys and 19-storeys with 253 units. Building footprints for each tower have been reduced by up to 10 percent.

Along with the residential towers, a $28.7-million upgrade to transport facilities and access to the Albion Train Station have been added. A new green open space and a public plaza connecting the east and west of Albion Road, which has been reduced to 3,294sqm from the original proposal of 4,900sqm, are also included in the Stage One Albion Exchange Master Plan.

The updated plans came as a result of extensive consultation with the Council and continued discussions with local residents and businesses. 

Commencement timeline has been moved to mid-2020 to allow more time for detailed design and a pre-sale process. 



Community Submissions Sought for Albion Exchange Development Project

Lodging of submissions about the updated proposal of the Albion Exchange project is open until 12 February 2019.

The Albion Exchange is a public-private partnership project between the State Government (The Queensland Rail and The Department of Transport and Main Roads) and Geon Property. This $750-million development project was introduced in September 2018.

The updated development involves two mixed-use towers, to be constructed across two stages, with 309 units of multiple dwellings, plus amenities which include a child care centre, health care service, indoor sport and recreation, parking, and a public plaza that spans the rail corridor.

After conducting series of community consultations over the last three months, the Geon Property group had developed and worked thoroughly with the Council on their revisions for this project. The revisions were lodged on 11 January 2019, and it is also currently posted on the Council’s PD online webpage.



Revised Plans For Albion Exchange

Geon Property senior development manager Tim Rossberg mentioned the importance of the community consultations for the Albion Exchange development. The insights shared by the community members include building height and design, traffic management, carparking,and safety. Here is a summary of the revisions presented by Geon Property:

  • Reduced building heights across both towers. Tower 1A is now 25 storeys, 5 storeys down from its original proposal of 30, whilst Tower 1B is now 22 storeys, 1 storey down from its original proposal of 23.
  • Reduction of unit numbers from 330 down to 309. A total number of 61 parking spaces have also been removed.
  • Repositioning of proposed towers to give a significant increase of space between the two towers and the Hudson building. The available space brought by this repositioning will be of use as a recreational space for the future residents in the area.
  • Enhancement of overall cyclist-friendly elements. This include increase of bicycle accessibility to and within the vicinity of the area and as well as the addition of more bicycle parks.
  • Additional green open spaces throughout the site for a healthier environment.
  • Improvement and additional pedestrian connections and access.

Geon Property ensures the continuation of regular engagement amongst them, the Council, and the community, as this project progresses given these newly revised proposal.

Hamilton Ward Cr David McLachlan updates and reminds the locals via Facebook post regarding the submission of inputs with regards thos this new revised proposal given by the proponents of the the Albion Exchange project.

I understand that the next stage will be for this proposal to be ‘publically advertised’ starting Monday 21/1/19, with signs posted on the lots included in the proposal and advertisements in newspapers, encouraging the lodging of submissions for the following 3 weeks (15 business days). All details will be on the posted signs and in the press ads.

Cr McLachlan further explains that anyone who submits a properly made submission during this given period (from January 21st until February 12th 2019) will be given appeal rights when a decision is made for this Impact Assessable application of the Albion Exchange.

Albion Train Station Precinct Redevelopment Stage One Proposal Lodged | Residents Invited to Have Their Say

A public consultation on the Albion Train Station Precinct Redevelopment will be held this 15 September at the Windsor Bowls Club and locals are encouraged to have their say.

Brisbane property developers Geon Property has already lodged a development application for Stage One of the Albion Train Station Precinct Redevelopment. The property developers named the $750-million project, Albion Exchange.

“Albion Exchange is set to become Brisbane’s latest mixed-use project and will create a vibrant community heart for the inner-northern suburbs,” Geon Property senior development manager Tim Rossberg said.

Stage One of Albion Exchange, designed by Hames Sharley, will feature two new multi-level residential buildings. There will also be a new food and beverage, health and wellbeing, retail and commercial precinct.

Along with a $28.7 million upgrade to transport facilities and access to the Albion Train Station, the proposal includes 4,900 sqm of new green open space and a public plaza connecting the east and west of Albion Road.

Stage One is the largest stage of the project and will include:

  • new ticket and office facilities and amenities
  • new lift and stair access to station platforms
  • replacement of part of the existing park’n’ride car parking with new consolidated undercover facilities
  • integration of development with the future North Brisbane Bikeway
  • plaza access across the rail corridor connecting Albion east and west

The design of the master plan is still evolving. Subject to the approval of the development application, construction is scheduled to commence in early 2020.

Public Consultations

Geon Property has been visiting locals and community groups to hold discussions about the project. They recently held consultations at Brothers Rugby Club and Windsor Park. The public engagement gives local residents and community groups a chance to ask questions, provide their feedback, and voice their concerns.

Mr Rossberg said that the feedback sessions on Stage One of the project were well attended. He said that the community showed a “high level of interest in the level of amenity and public space offered by Albion Exchange.”

As the public consultation continues, locals can still give their feedback and ideas around potential new uses for the precinct.

Some considerations Geon Property is looking into include:

  • Provision of healthcare
  • Provision of education services
  • Sports and recreation facilities
  • Greater connection to active transport networks
  • Accessibility within the precinct
  • Implementation of sub-tropical streetscapes

The Masterplan:

  • 10 stages delivered over 15 years
  • Encompassing approx. 4 hectares of land
  • Integration with the future North Brisbane Bikeway
  • Provision of social infrastructure
  • Facilities that support transport and employment nodes
  • Recreational activities that complement the transport-oriented setting
  • Use of transitional heights to protect residential neighbourhood
